Mortgage Inspection: The field investigation, measurements, and platting of improvements which clearly do or do not encroach onto deed lines. The Mortgage Inspection does not constitute a boundary survey of any category of the subject of real property and is subject to any inaccuracies that a subsequent boundary may disclose. No property corners will be set and it should not be used or relied upon for the establishment of any fence, structure, or other improvement. The Mortgage Inspection is intended for use by a mortgagee and or title insurers and is only a professional opinion made with reasonable care, short of conducting a boundary survey. The intent of the Mortgage Inspection is to assist in the determination of the suitability of the property to serve as collateral for a mortgage. No warranty of any kind is extended therein to the present or future owner or occupant.
Boundary Survey: A Boundary Survey is a process requiring sufficient study, investigation, and evaluation of major functions affecting and influencing the location of the boundaries, ownership lines and may include rights of way and easements within or surrounding a certain lot, parcel or quantity of real estate. Such study and evaluation will culminate in the deliberate location or relocation on the ground of the perimeters, division lines or boundaries of a certain lot, parcel or quantity of real estate. A Boundary Survey is not designed to incorporate all requirements of Title Insuring Agencies, but is suitable for most other purposes. This survey will not normally locate improvements, rights of way or easements within the surveyed site unless requested by the client. The purpose of the Boundary Survey is to establish or re-establish on the ground, the physical or theoretical location and extent of real property lines or lines defining the perimeters of public or private land and may include the exteriors or centerlines of certain easements and visible evidence of possible prescriptive or limitation rights. A Boundary Survey is a means of making such lines or boundaries for sufficient definition and identification thereby uniquely locating each plot, parcel lot or other specific land area in relation to well organized and established points of reference, adjoining properties and rights of way. This survey can be used by the property owner for the construction of a fence or other improvements. The survey will meet the "Minimum Standards for Property Boundary Surveys."
ALTA/ACSM (American Land Title Association/American Congress on surveying and Mapping) Land Title Survey: Land Title Surveys in the State of Illinois shall be performed in accordance with the latest Minimum Standard Detail Requirements and Classifications for ALTA/ACSM Land Title Surveys as adopted by American Land Title Association and American Congress on Surveying and Mapping. This is the most comprehensive type of survey and improvement location. It covers all the aspects of the boundary survey and improvement location and identification for additional evidence of possession or use which could be adverse to the interest of the purchaser as indicated by the research of the Title Insurance Company and or as visible. This type of survey is normally only performed on commercial property because of the expense.
