Phase II AssessmentsReturn to ESAs — PHASE I — PHASE IIIPHASE II, the Environmental Site Assessment (ESA) investigates recognized environmental conditions identified in a Phase I ESA or Transaction Screen process. Typically a Phase II Assessment will consist of sampling potential contaminants on site or in the soil or groundwater of the subject property. The objective of a Phase II ESA is to (1) provide sufficient information regarding the nature and extent of contamination to assist in making informed business decisions about the property; and (2) where applicable, provide the level of knowledge necessary to satisfy the innocent purchaser defense under CERCLA. |
